As enrollment has grown at TMI Episcopal, Ford, Powell & Carson advanced the expansion and renovation of Coates Hall as part of a longstanding partnership that has helped guide the campus’s development over time. From its early years in downtown San Antonio to its present home on an 80-acre hilltop campus, TMI’s physical setting has evolved alongside its academic ambitions. The project was shaped to meet increasing program demands while reinforcing the architectural continuity that defines the school today.

The existing foundation and primary structural framework were retained and integrated into the expanded facility, reflecting a shared commitment to stewardship and long-term value. Limestone façades extend the established campus language, while metal wall panels introduce a measured contemporary layer. Clay tile from D’Hanis anchors the composition in regional material tradition. The recently replaced roof was preserved, with carefully detailed extensions added to protect the original structure and provide shelter for the new work.

The renewed building adds classrooms, expands laboratory space, and repositions the library at the center of campus life. Now organized as Harthan Hall and Coates Science Hall, the facility houses the new Petty-Donnell Library and creates flexible environments designed to support collaboration and sustained academic growth. Interior renovations removed existing flooring to reveal the original concrete structure, which was ground and polished to express the building’s material honesty. A naturally ventilated covered breezeway known as The PLAKA connects existing and new spaces, strengthening daily movement and interaction across campus. In partnership with El Guapo Fabrication, custom light fixtures were crafted from repurposed locker doors salvaged from the original building, carrying forward the school’s history in a deliberate and tangible way.
